Buying a home or arranging a mortgage it's important to ensure that you get "independent advice"!

Put simply, independent advice is advice given to you by a party that is "free from fear or favour."

When you are buying a property, the real estate agent is legally working for (and paid by) the seller/vendor. The agent has a significant commission riding on your decision to purchase and is clearly "not free from fear or favour" when it comes to advising you. The agent is not working for you, the purchaser. It is unfair of you to expect them to provide you with independent advice about what you should to. Different agents react in different ways to this conflict so you should not unquestionably accept such advice if it is given.

The same applies to other parties the agent may refer you to for mortgage, or building inspection advice. These parties often "network" with the agent relying heavily on referrals made to them. They may not be "free from fear or favour" as they may fear what would happen if they give you advice that may conflict with what the agent has said in trying to "sell" you on the property.

There are good reputable people involved here, some of who we also use/recommend. At the same time, there are obviously others who are not in that category.
